Special Assessment & Property Tax

The Special Assessment/Property Tax division administers and manages the annual billing of the non-ad valorem assessments levied by the City. This includes stormwater, streetlights, solid waste, city water and sewer and developer special assessment districts. We are committed to providing timely, accurate and concise assessment rolls to the St. Lucie County Tax Collector and excellent customer service to our citizens. Additional areas serviced by our area include developers, realtors, title companies, attorneys, other governmental agencies and City departments.

The billing/proration period for ad valorem tax is from Jan. 1 through Dec. 31., stormwater is from Oct. 1 through Sept. 30 and special assessments are from Nov. 1 through Oct. 31.

What are special assessments?
Pursuant to Florida Statute, this statement confirms that a special assessment or Municipal Service Benefit Unit (MSBU) placed on the tax roll by a taxing authority shall be assessed annually and is billed to the property for the duration of the time period specified for that assessment or MSBU.

What is stormwater?
Stormwater drainage systems include curbs, ditches, pipes, gutters, culverts and, of course, storm drains, all of which collect the stormwater runoff and carry it to its discharge point, away from roads and structures.

How is solid waste billed?
Solid waste residential service is billed annually on the non-ad valorem portion of the property tax bill.
