Southern Grove is one of Florida’s unique job opportunity areas for large-scale manufacturing, logistics and retail development. It has the largest swath of development-ready vacant land in all South Florida that fronts over four miles of Interstate 95, with interchanges at both Tradition Parkway and Becker Road. Port St. Lucie has a talent-ready labor market with a central location between several major metro areas, including international airports located in Orlando and West Palm Beach. Village Parkway runs from Tradition Parkway at the north down to Becker Road at the south, offering four miles of completed water, wastewater, electric, gas and fiber infrastructure.

Southern Grove includes both the Tradition Center for Commerce and the Tradition Center for Innovation, home to Cleveland Clinic Martin Health. Tradition Center for Commerce is a 1,175 acre part of the 8,200 acre community better known as 'Tradition'. It is an opportunity for development with the city of Port St. Lucie with over 10 million square feet of office, industrial, warehouse and retail space. Parcel sizes are flexible to allow opportunities for large-footprint users. Potential development include manufacturing, distribution, warehousing, corporate office, medical office, research & development, retail, multi-family residential, hospitality and educational uses.

Port St. Lucie has continued to grow in recent years, reaching a population of nearly 225,000. This designation makes it the third most populous city in South Florida, as well as the seventh largest city in Florida, spanning over 120+/- square miles. The History of Southern Grove

Southern Grove is a 3,605-acre Development of Regional Impact (DRI) south of Tradition Parkway. It is a part of an 8,200-acre region known to the public and marketed as “Tradition.”

Southern Grove is part of the Southwest Annexation Agreement and encompasses the land to the east and west of Village Parkway, south of Tradition Parkway and north of the Martin County line by Becker Road. This land is approved for a mix of uses, including research and development, industrial, commercial and multi-family residential units.) The Southern Grove Community Redevelopment Area was established in 2012(PDF, 3MB) .

Southern Grove includes the Tradition Center for Innovation, which includes Cleveland Clinic Tradition Hospital, Keiser University, the Florida Center for Biosciences and the Torrey Pines Institute for Molecular Studies. Southern Grove also includes the developing Tradition Center for Commerce, which will be anchored by a new 411,000 sq. ft. manufacturing facility for City Electric Supply.

With high visibility and easy north-south access to Interstate 95, this land in Southern Grove – which is shovel-ready and entitled for commercial and industrial uses -- has long been envisioned as Port St. Lucie’s future jobs corridor and an integral part of the City’s long-term economic prosperity.

In fact, as far back as 2004, 1,321 acres of this area was designated as a jobs corridor/employment center in a report by the Urban Land Institute(PDF, 1MB) which analyzed the best uses for the land in this area. Because of the way Port St. Lucie was platted by its original developer, General Development Corp., there are no other similar vacant, large commercial and industrial parcels in Port St. Lucie – and all of South Florida. This jobs corridor has the potential to create more than 22,500 jobs including retail, office, hotel, warehousing, hospital and research and development.
